Buyer Profiles: Must be created by individuals or entities looking to buy browse, save, and inquire about Real Estate properties and Land listings.
Investor Profiles: Must be created by individual looking to invest in the acquisition of properties. Investor Profiles used by accredited or non-accredited individuals looking for joint ventures, wholesale properties, or development projects are solely responsible for verifying their own financial compliance and qualifications.
Profile Verification: We reserve the right, but do not have the obligation, to verify any user’s identity, business licenses, or financial standing.
Due Diligence – Due Diligence or Inspection of all Real Estate Properties or Land listed is the responsibility of all Users, Sellers, Buyers, and Investors.

Land Listings & Marketplace Platform Rules

Landillionaire LLC/Landillionaire.com do not guarantee the accuracy, completeness, or availability of any property listing or listed. All users must independently verify all property details before making financial decisions.

Listing Accuracy Disclaimer: Be advised that Property prices, features, and availability can change without notice and are not legally binding guarantees. Property data (prices, square footage, availability, tax estimates) changes constantly.
Listing Content: Users who post land listings (“Sellers”) grant the platform a non-exclusive, worldwide, royalty-free license to host, display, and market the content.
Accuracy of Data: Sellers must provide accurate, up-to-date information regarding acreage, zoning, utility access, boundaries, and pricing. Listing misleading or fraudulent data will result in immediate profile termination.
No Brokerage Liability: The digital platform acts as a marketplace connecting buyers, investors, and sellers. Unless explicitly stated in a separate written agreement, the Company does NOT act as a Real Estate Broker or Agent for Peer-to-Peer transactions and is NOT a party to those external contracts.
“As-Is” Nature: All property information is provided purely for informational purposes and on an “as is” and “as available” basis. All Real Estate Properties and/or Land listings on the marketplace are provided on an “as-is” basis. Buyers and investors are strictly responsible for conducting their own independent due diligence, including physical inspections and title searches.

All users (Sellers, Buyers, Investors, and Advertising Businesses) agree or acknowledge that the company may compete with them for property acquisitions or buyers, and users agree to waive any conflict-of-interest claims regarding company-owned listings. You have the right to disagree and if you do not agree, you also have the right to not engage in doing business with us nor using our services.
Landillionaire.com operates in a dual role as an independent online marketplace platform for independent Sellers, Buyers, Investors, Advertisers and as a Real Estate Investment Company. That means we buy and sell Real Estate Properties, both land and houses and clearly list them as Landillionaire’s Inventory owned on our marketplace platfrom.
Selling Land and/or other Real Estate Properties to Landillionaire: If you would like to sell your property directly to Landillionaire.com, Please fill out our contact us form and leave your name, phone number, and property details. Landillionaire LLC/Landillionaire.com “No Competitive Advantage / No Fiduciary Duty”

Landillionaire LLC/Landillionaire.com clarifies that hosting the marketplace platform does not create a partner, broker, or fiduciary relationship with third-party users. Landillionaire LLC/Landillionaire.com company reserves the right to market its own properties alongside user properties, and makes no guarantees regarding the algorithmic ranking, visibility, or traffic driven to third-party Peer-to-Peer listings. Landillionaire LLC/Landillionaire.com has no control over the algorithm.
Algorithm-How it works: Per Google look up… You (“the User”) while you don’t write the code nor control the Algorithm, Algorithmic recommendations systems adapt based on your specific behavior: What you click, like share, and buy acts as active automatic feedback that continuously shape and refines the algorithm. Algorithms are not controlled by a single entity… Control is a shared power dynamic divided among several Big Tech Companies: Tech Giants (like Google, Meta, OpenAi, and Microsoft) that design, update, and manage the code. Their Algorithms are proprietary, meaning they are protected as trade secrets, and they dictate exactly what content you see online.

Brokerage vs. Principal Disclaimer

Landillionaire LLC/Landillionaire.com by law in almost all jurisdictions, do not need a Real Estate License to buy Real Estate Properties or to sell develop and undeveloped Land that we own (acting as a “principal”). We also generally do not need a license to run a pure Peer-to-Peer advertising, marketing platform (acting as a “venue”).
Landillionaire LLC/Landillionaire.com platform DO NOT assist third parties with their transactions—such as negotiating deals, drafting contracts for them, nor holding earnest money for a fee—Landillionaire LLC/Landillionaire.com DO NOT act as a Real Estate Broker. Landillionaire LLC/Landillionaire.com is NOT a Real Estate Broker.
Landillionaire LLC/Landillionaire.com operates in a dual role business as a Real Estate Investor and an online marketplace platform for Seller, Buyers, Investors, and Business Advertisers (Collectively as “Users” and/or “Peer-to-Peer”)
Landillionaire LLC/Landillionaire.com keep a strict boundary. Our platform remains a passive bulletin board for the Peer-to-Preer users, while our own developed and undeveloped Land listings and/or other Real Estate Property listings are explicitly labeled as inventory owned directly by Landillionaire LLC/Landillionaire.com .

Platform Fee Structures, Subscriptions, and Refund Policy

Fee Structure: Access to certain features, listing creations, investor matchmaking tools, and profile upgrades are subject to recurring subscription fees and/or one-time transaction fees (“Fees”).
Payment & Renewal: All Fees are clearly stated prior to purchase. Paid subscriptions automatically renew under the same terms unless cancelled by the user prior to the billing cycle date.
Refund Policy: All platform fees, listing fees, and subscription charges are non-refundable unless otherwise required by local law.
All listing fees and subscription payments are strictly non-refundable, even if a Seller fails to sell their developed or undeveloped lands and/or Real Estate Properties or if we ban their account for a Terms and Conditions or Privacy Policy violations.
Subscription billing cycles, automatic renewal terms, and payment processing are and/or may be done through third parties.

“As-Is” Property Description and Content Disclaimer

Sellers on Peer-to-Peer (P2P) sites frequently use stock imagery, outdated satellite maps, or overly optimistic descriptions of raw land.

Landillionaire LLC/Landillionaire.com do not vet the physical or legal status of the developed and undeveloped Land and/or Real Estate Properties listed on our servers or website marketplace platform.
All listing data is provided strictly by third-party users and is displayed on an “as-is” and “as-available” basis. Landillionaire LLC/Landillionaire.com explicitly disclaim any liability for inaccurate property boundaries, misleading photographs, false acreage calculations, or deceptive investment returns posted by Sellers.

Business Advertisements

Businesses may purchase advertising space or sponsored listings on the platform subject to the following rules:

Ad Content Standards: Advertisements must be legal, honest, accurate, and relevant to real estate, construction, development, finance, or corporate professional services.
Ad Prohibits: We prohibit ads promoting adult content, illegal substances, or discriminatory practices.
Ad Removal: We reserve the ultimate right to reject, pause, or permanently remove any advertisement that violates our Terms and Conditions and/or Privacy Policy or our community standards, without refund.
Third-Party Links: Advertisements may link to external websites. Landillionaire LLC/Landillionaire.com Marketplace platform does not endorse, control, nor assume liability for the content, privacy policies, or practices of third-party advertisers.

Investor/Wholesaler Compliance and Licensing Requirements

Landillionaire LLC/Landillionaire.com is not responsible for unlicensed Real Estate activities conducted by Users, Sellers, Buyers, and Investors off the platform.
It is the sole responsibility of all Users, Sellers, Buyers, and Investors of the platform to represent and warrant that they possess all necessary corporate registrations, local business licenses, and real estate licenses (if applicable) required to legally market or buy the property in their specific jurisdiction.

Corporate Land Development & Real Estate Services

When the Company acts directly as a physical developer or seller of its own proprietary Real Estate property or Land projects, the following rules apply:

Separate Contracts: Physical land sales and development projects managed directly by our corporate division are governed by distinct, legally binding Purchase and Sale Agreements or Construction Contracts. Those specific contracts override these online marketplace terms in the event of a conflict.
Permitting & Delays: Projected development timelines, utility installations, and zoning approvals are estimates. The Company is not liable for project delays stemming from municipal permitting backlogs, supply chain issues, or force majeure events.

Disclaimers and Limitation of Liability

Non Liability: To the maximum extent permitted by law, the Company shall not be liable for any indirect, incidental, special, or consequential damages resulting from your use of the digital platform or physical Real Estate services. This includes, but is not limited to,
- Financial losses: From peer-to-peer Real Estate Transactions,
- Data breaches, or
- Advertising downtime
Aggregate Liability: Our total aggregate liability shall not exceed the total fees paid by you to the Company in the twelve (6) months preceding the claim.
The Services are provided on an “as-is” and “as-available” basis. You agree that your use of the Services will be at your sole risk. Landillionaire LLC/Landillionaire.com explicitly disclaim all liability for any fraud, identity theft, misrepresentation, or financial loss that occurs once users begin communicating off-platform.

The “Advertiser Independence and Third-Party Links”

Paid corporate ads and outbound links are provided strictly as third-party content. Landillionaire LLC/Landillionaire.com does not endorse, sponsor, or guarantee any products, services, or lending terms offered by the advertisers. Any interaction between a user and an advertiser is strictly a private, external contract.

User Data Control and Transfer Consent (Privacy Policy)

Landillionaire LLC/Landillionaire.com explicitly inform all users that when they choose to connect with another profile or click an external business advertisement, they are voluntarily consenting to transmit their data to that party. Indemnification

Landillionaire LLC/Landillionaire.com expressly prohibits users of our website from uploading copyrighted images to protects our platform from liability under the Digital Millennium Copyright Act (DMCA) if a user uploads copyrighted photos.
Copyright owners may submit a “Take-Down Notice” to Landillionaire LLC/Landillionaire.com and we will comply with those requests.

MLS and IDX Data Display Rules

All users of our website that pull automated property listings from a local Multiple Listing Service (MLS) using Internet Data Exchange (IDX) feeds, must be aware that you are contractually bound by strict industry regulations.
